Student housing company taking advantage of sector’s growth

And unlike most of the real estate industry, construction is still under way. For example, Brian Dinerstein, a partner with Sterling University Housing in Houston that has done work in Austin, said his firm has four projects under construction and another 14 in the works. He said that occupancy rates at his company’s student housing properties remain 93 to 100 percent, despite the slumping economy. Rents in the student properties haven’t plummeted, so net operating incomes for those properties are significantly better than for the parent company’s conventional apartments, he said.

Woodlands Set to Debut 'Green' Apartments

The Woodlands hopes to debut one of the few 'green' apartment complexes in Texas in June.

Not only is Millennium Waterway Ave. pursuing the silver seal from the Leadership in Energy and Environmental Design, it also offers its residents a host of luxury features, including a clubhouse with a demonstration kitchen; a two-story, state-of-the-art fitness center; meeting rooms, a computer lab, an internet café with coffee bar, a resort style pool with an adjacent aqua lounge and its own dog park.

“The Millennium Waterway Ave. offers sophisticated, upscale urban design, green features and amenities as well as close proximity to shopping, dining and entertainment along The Waterway,” said Dan Leverett, vice president for commercial at The Woodlands Development Co. “Its centralized location in Town Center provides access to trolleys and water taxis as alternate modes of transportation within a very walkable environment. The scope of the project and its community amenities and planned events also encourage social interaction among friends and neighbors.”

Residents will “live green” at First LEED Certified Silver
Multifamily Project in Houston

Leasing is now underway at The Millennium Waterway Ave, a new 393-unit luxury urban apartment community in The Waterway Square District of The Woodlands Town Center, according to John Caltagirone, principal of The Dinerstein Companies and Dan Leverett, vice president, commercial for The Woodlands Development Company. The apartments are being developed by a partnership of The Woodlands Development Company (TWDC) and The Dinerstein Companies of Houston.

The Millennium Waterway Ave is Houston’s first LEED Certified Silver multifamily property, and one of the first in the country.  Many green features and amenities have been incorporated into the design such as an on-site renewable energy source through solar panels on the roof; preferred parking for low emitting and fuel efficient vehicles; water use reduction; optimized energy performance; reduced light pollution and improved indoor air quality.

Construction starts on luxury student development

TUSCALOOSA | With sunshine and dry weather finally here, earth-moving equipment has been rumbling through what was once part of the Parkview neighborhood, preparing the way for Sterling Crimson Apartments.

The development, located between 15th and 18th streets west of 10th Avenue, is designed to be high-end apartments for college students. The 16-acre campus sprawls over parts of three city blocks.

The complex will include 300 units and 700 beds in five apartment buildings. A club house, a swimming pool, two half-court basketball courts and two sand volleyball courts are included.

All apartments will come furnished with a 42-inch plasma screen TV. Ground-floor apartments will be loft-style units, giving them an urban feel, said John Caltagirone, a principal in the development.
